Denis Kitaev is a Russian real estate developer. The company he co-founded, Vesper, redevelops historic buildings in central Moscow into high-end housing.

Childhood and education

Denis Vladimirovich Kitaev was born on February 3, 1977. From childhood, he showed a natural talent for drawing and drafting, and he graduated from a Moscow school with an advanced focus on the arts.

After finishing school, Denis Kitaev enrolled at the Financial Academy, where he earned a degree in finance.

Early career

Kitaev's career began in the mid-1990s. Over time, he worked at several companies, gaining experience across various industries:

  • 1996?1998 ? Slavyanskiy Kredit, a commercial bank. Denis Kitaev started his career in line with his degree in finance.

  • 1998?2003 ? Itera, at the time one of the leading gas producers in Russia. There, Kitaev Vladimirovich Denis was involved in the management and development of non-core assets. During the last year of his employment, he also oversaw real estate and construction.

  • 2003?2006 ? Rusital Invest, a construction firm. As its deputy chief executive, Kitaev optimized resource allocation, was responsible for financial performance, and improved operational efficiency.

  • 2006?2007 ? Peresvet-Invest, a development company. Having once again taken on the role of deputy chief executive, Denis Kitaev supervised project execution, ensured adherence to deadlines and quality standards, and managed communication with partners.

Over the course of this early biography, Denis Vladimirovich Kitaev built a versatile skill set that combined financial analysis and executive leadership in construction and development.

First business venture

In 2005, Denis Vladimirovich Kitaev founded a development company, Evocom, together with , whom he had met back at the academy.

During its operation, Evocom delivered several projects. Some of them involved international architects. For example, the concept for Domodedovo Park on Kashirskoye Highway was developed by the architectural bureau NBBJ (US), and Stanton Williams (UK) designed the Lighthouse business center in central Moscow. The company also built housing complexes in the Moscow region and the southern Russian city of Krasnodar.

Denis Kitaev served as CEO of Evocom. He oversaw overall management and developed the growth strategy.

The foundation of Vesper and the role of Denis Kitaev

In 2012, the partners launched a new development company: Vesper. They built on the experience and capital accumulated during their time at Evocom.

Unlike their previous business, which had no clearly defined niche and worked on both residential and office projects, Vesper specialized exclusively in luxury apartments in Moscow. This decision was driven by a shortage of high-end housing in the city center. The concept was based on the redevelopment of historical buildings into premium residential properties.

From the outset, Denis Vladimirovich Kitaev served as executive director at Vesper. He oversaw day-to-day operations and monitored execution. In addition, Kitaev was responsible for construction and product development, and he was actively involved in the projects? architecture.

Denis Kitaev remained involved in Vesper's operations until 2022, when he and Azarenko stepped down from their roles but retained their stake in the company.

Boutique residencies and beyond

The first endeavor of Denis Vladimirovich Kitaev's company was the renovation of a former revenue house on Prechistensky Lane. Originally built in 1912 by Gustav Gelrikh, a Russian architect of German descent, it was transformed into a 10-apartment boutique residential development in 2013.

In 2015, Vesper restored a building at Nikolskaya Street 10/2. The resulting complex, St. Nickolas, won two international awards: the FIABCI Prix d?Excellence and the International Property Awards, both in restoration categories.

However, even at that early stage, the development activities of Vesper were not limited to restoration. The Bulgakov house (2014) is a new-build project, although it visually resembles 19th-century Parisian buildings. It is located near Patriarch's Ponds and blends seamlessly into the surrounding historic urban fabric.

The success of these early undertakings confirmed Denis Kitaev and Boris Azarenko's hypothesis that developing luxury houses in heritage-rich city environments was a promising direction. The core focus for the company was thus established: the construction of boutique apartment buildings. In 2016, the company completed a house named Chekhov, and the next year Nabokov.

In 2017, Kitaev's team reached a collaboration agreement with . This resulted in a residential complex with fully furnished serviced apartments on Tverskaya Street (hence the name: Vesper Tverskaya). Their interior spaces were designed by the New York-based firm Rockwell Group.

Denis Kitaev's company actively integrates art into its projects and collaborates with cultural institutions, and Vesper Tverskaya has on several occasions served as a venue for such events. The penthouse within the complex has hosted pre-auction exhibitions by the auction houses ON and Vladey, the Cosmoscow x Pianissimo New Year music party, and a launch event for the Focus Moda fashion project.

At the same time, the company continued to expand its portfolio of boutique residential buildings, developing projects such as Bunin (2018), Sovremennik (translated from Russian as The Contemporary, 2018), and Brodsky (2021).

Cloud Nine: a major restoration project

In 2022, the company completed Cloud Nine: a restoration of a building complex on Bolshaya Polyanka Street, just 900 meters from the .

The project was initiated while Denis Kitaev was still actively involved in the operational management. He contributed to the concept in its early stages, defined the product strategy, and assessed the potential of historic buildings for redevelopment. Denis Vladimirovich Kitaev also worked to align the architectural designs with the project's commercial objectives and technical requirements.

The resulting architectural concept developed by Tsimaylo Lyashenko & Partners, a bureau with which Vesper had collaborated on a number of its previous developments, unites four distinct buildings, each with its own historical character and stylistic identity. They form a cohesive residential ensemble thanks to the courtyards, which are designed as mosaic-covered inner plazas inspired by the gardens of Versailles. Italian architect and designer Massimo Iosa Ghini developed the interior design.

Lucky: a new urban landmark

A major premium development led by Denis Kitaev and his team is the residential quarter Lucky, built on the site of a former industrial zone. It is a large-scale project, whose architectural concept was developed by Yuri Grigoryan's bureau Meganom based on the results of an open competition.

The cluster is divided into two parts. The upper section with eight new apartment buildings is arranged to shield residents from the noise and bustle of the city. The lower section has restaurants, coffeehouses, a private kindergarten, shops and offices. The central square is decorated with a sculptural composition titled The Visitor, depicting several human figures gazing upward. The Belgian sculptor Guido Deleu created this design in 2009, and it has since become widely admired.

The quarter is open to all city residents. It also hosts holiday celebrations ? for example, in spring 2026, it held Maslenitsa festivities featuring food from local restaurants.

Projects underway

After Denis Vladimirovich Kitaev stepped down from his operational role, Vesper has continued to expand its portfolio.

Projects currently underway include Levenson, which combines the historic buildings of Alexander Levenson's printing house with contemporary architectural structures; Vesper Kutuzovsky, a large residential quarter with 655 apartments featuring private infrastructure and its own landscaped park; and Vesper Pogodinskaya, a boutique two-house development located near the Novodevichy Monastery.

The company is also planning two major projects on former industrial sites in Moscow: one on Shabolovka Street and another on Berezhkovskaya Embankment. Additionally, it is developing a food production cluster on Varshavskoye Highway.

Current activities

Kitaev remains a Vesper shareholder. He supports cultural institutions and is involved in charity work.

Private life

Denis Kitaev is married and has five daughters.
